Full-Site Development for a 34-Acre Retail Destination
This 34-acre retail development was delivered as a full-scale site package to support two major anchor tenants, Costco and Dick’s House of Sport. The project included moving over 60,000 cubic yards of material, including significant rock excavation, and installing more than five miles of underground utilities to establish a robust infrastructure network. Major drainage systems, including precast box culverts and structures, were constructed alongside extensive concrete work featuring sidewalks and curbing. The team also prepared and paved approximately 700,000 square feet of parking areas, creating a high-capacity, durable site designed to accommodate heavy traffic.
Completed in collaboration with Benderson Development, the project reflects a seamless integration of scale, performance, and quality.
Our Approach
Single-Contractor Execution, Start to Finish
WoodStone self-performed every phase of this project — from clearing and mass excavation through utility installation, drainage, concrete, and final paving. Managing the full scope under a single contract eliminated coordination gaps, reduced risk, and kept the schedule moving across all 34 acres.
Earthwork & Mass Grading
Moved over 60,000 cubic yards of earth, including 2,800 cubic yards of rock excavation, to establish a stable, level, build-ready site across 34 acres of commercial terrain.
Underground Utilities
Installed over 5 miles of underground utilities, creating a reliable and comprehensive foundation for long-term site performance and tenant operations.
Drainage & Concrete
Constructed major drainage infrastructure including 200 LF of precast box culvert and 100+ precast structures. Installed 33,000 SF of concrete sidewalks and 15,000 LF of curbing.
